Rate & Product Information – What BMO doesn’t want you to know

ATTENTION BMO CUSTOMERS:

There has been a lot of “talk” about BMO currently offering a 5 year fixed at 2.99%. I am also offering this rate BUT I am not offering the horrible terms and conditions of the BMO mortgage product. Please read the following taken from BMO website:

“During the term of the 5 year low-rate mortgage and in the first 5 years of the 10 year low-rate mortgage, full repayment before maturity can ONLY occur if the property is sold to an unrelated purchaser at fair market value or if the mortgage is refinanced into another BMO mortgage product. For the 10 year low-rate mortgage, the mortgage can be paid off without restriction in the last 5 years of the term. Prepayment charges WILL apply.”

Be cautious when banks are offering these specials. They are blinding you by a rate for you to sign into a contract that has you give up ALL your flexibility and negotiating options. But for all of you out there, I will not only match the BMO rate, I will beat it. Contact me for information and questions.

Today’s Success Story: A family was looking to purchase their first home. Because the applicant was on ODSP disability they were declined everywhere they applied. I searched thru several lenders and banks, working with underwriters and managers. After hours/days of due-diligence I was finally able to provide my clients with an approval! I never give up for my clients and make sure every option is looked at!

Today’s Success Story: Today was a good day for a family new to Canada. I met with a couple who were looking to start their life in Canada and buy a home. Both hard working individuals were told by TD that they required a co-signer to purchase a home. Unfortunately they did not have anyone to help co-sign. After working with them I was happy to provide them with a pre-approval to go house shopping with NO co-signer! I’m super excited for them.

Today’s Success Story: Existing clients came to see me this morning looking for advice on how to free up some monthly payment obligations. After reviewing their situation I was able to restructure their mortgage and pay off their outstanding balances on a VISA, Line of Credit and Student Loan which now saves them $582 a month!!  Same debt balance, less monthly payments!!

Today’s Success Story: In May 2013 an older gentleman sat with me looking to apply for a mortgage after his bank declined him due to damaged credit. His bank gave him NO direction or advice on how to improve his credit and what steps to take. I reviewed his credit with him, told him what steps to take and how to take them. In less than 12 months his credit is excellent and this past weekend had an offer on a new house accepted, and we can now shop at any bank/lender we want to get him the best rate! Don’t get discouraged, together we will get you approved!

Todays Success Story – Client called me this morning and said he just had his offer accepted on a house. He asked me if I could beat the rate of 3.29% that TD gave him….I said yes. He then asked me if I could get it lower than 3.19%…..I said yes. He then asked me if I could have him an approval before the end of the day….I said yes. It is 2:03pm and he now has an approval with a rate LOWER than his own bank gave him. It really can be that easy.
